Beware the Unexpected Stocks Hurt by Coronavirus

Coronavirus has made a reasonable impact on the market. Things fell a bit but are back where they started. However, instead of focusing on the big esoteric risk of the virus, it might be more productive to think about the specific sectors where the virus is gong to have an impact no matter what. Take for instance luxury retail, which is reportedly getting walloped by the virus. Why you might ask? Chinese tourists have vanished from the fancy shops of New York, Paris, and Milan, which means top luxury brands aren’t selling as many glitzy handbags.


FINSUM: There are going to be many of these niche areas that will be hurt by the virus, but don’t immediately come to mind when you consider its impact.

Why Luxury Real Estate Will Be Hit Hardest

In what may come as a worrying sing for older Americans, anecdotal evidence is showing that it may be luxury real estate that is hit hardest as the property market slows. The reason why is that there is a glut of huge houses that no longer suit buyers. In particular, Sun Belt areas are replete with years worth of high end inventory that just isn’t moving. In the early 2000s, Baby Boomers built many large five and six bedroom homes where they planned to live out their golden years, yet tastes have changed, as have living conditions, and few want those kind of homes now.


FINSUM: It is not just the size and expense of upkeep that are problems, but many of these are built 15-20 minutes outside of town, which is not nearly as appealing to buyers as it was 15 years ago.

Luxury Real Estate is Weakening

The high end of the real estate market is faltering, and banks are feeling it acutely. So-called jumbo mortgages, or those outside of Fannie and Freddie backing, have been shrinking recently. In a sign of caution from rich home buyers, issuance of jumbo mortgages fell 12% last year and were off 27% from their post-Crisis peak a couple of years ago. That compares to just a 7% decline in normal mortgages last year. Jumbo mortgages dominate some cities. For instance, 61% of mortgages in Manhattan qualify as such. Banks are feeling the sting as jumbo mortgages have been a big profit center for them in recent years.


FINSUM: The housing market is slowing in all areas. The big question is whether this is a leading indicator of a recession, or just an isolated asset-level downturn.

Real Estate Bellwether? New York Sinks

The Wall Street Journal says that wealthy New Yorkers are having a hard time believing that real estate prices are falling. After a decade long boom, they have difficulty believing home prices are actually dropping. Nonetheless, they are. Anecdotes abound, especially at the high end of the market, of residents losing millions even after ten-year holding periods. The big question home owners need to be asking themselves is whether New York is a bellwether of what is coming in US real estate, or whether it is just suffering from its own idiosyncratic problems.


FINSUM: In our view, this is mostly a unique-to-NYC problem. It is a combination of oversupply (from new builds), higher tax rates, lower demand from foreign buyers, and rising interest rates.

Luxury Stocks are Facing a Big Threat

If you hold luxury retail stocks or are thinking of doing so, think again. With all the fears over a trade war, many luxury stocks look vulnerable. While Gucci owner Kering and Louis Vuitton owner LVMH look insulated, look out for weakness in Burberry, Salvatore Ferragamo, and Swatch. The first two look particularly weak because they are trying to regain traction with consumers at the same time as facing trade tensions (as opposed to Gucci, which is very hot at the moment). Most luxury stocks are currently trading at a premium relative to the market.


FINSUM: In our view, the brands that are already hot are going to stay on the shelves, but ones that haven’t been selling as well will be more impacted by trade tensions as wholesalers can more easily just stop stocking them.
